The location is central, close enough to Tesco grocery store, the Haymarket train station, tram line, and bus stop, as well as Thrifty car rental and the city centre of Edinburgh. Stuff is helpful and you can park your car on-site.

Airy and great-sized room with crisp white sheets and a seating area. The location magnificent and incredible in a beautiful wee area. Based adjacent to the Gallery of Modern Art, Edinburgh airport, and the train station and tram stop.

This is a small friendly hotel where you feel you are treated as guest and not just a number. We stayed in the twin room in the basement and although it was a particular cold weekend the room was warm and comfortable. The breakfast was a choice of cereal and a cooked breakfast which we thoroughly enjoyed. The dining room was cosy and inviting with a lovely wood burning fire. Staff are very helpful and Michael was an excellant host. Location is a 5 minute walk from Haymarket Station and a 10 minute walk to the EICC and if you are particularly energetic a 15 minute walk to Princes Street.

Staff were very friendly and helpful. Free WiFi worked in the room on the first floor. Although the Standard Room was small it had everything we needed. Enough electric sockets, tea and coffee making facilities, Tv, everything is still very new so looked good. It offers breakfast included in the rate. (Scrambled eggs need improving on) No frills but nice and at the price we paid offered good value for money.
Bathroom was very small and only had a tiny sink. Cooked breakfast could be better. They should employ a proper cook or give current staff extra training.

We spent two nights in a cozy double room and loved the clean, comfy vibe of the place. The peaceful garden area was perfect for unwinding, and we enjoyed sipping a drink on the lovely patio. One small downside was the occasional plumbing smell, but overall, it didn't take away from our enjoyable stay. I recommend trying the local pastries at breakfast! 😊

Had a fantastic weekend getaway with friends! We hit up the Edinburgh Festival and took an epic Highland tour with a convenient pick-up from the hotel. Don't miss Mary King's Close tour, it was awesome! The staff were super friendly, and the location was perfect for exploring. A great stay I'd highly recommend!
The only downside was the Wi-Fi. It was annoyingly slow and kept disconnecting.
